1. How a Taiwan lease works
- Term. One year is standard; two is common for family homes. If you stay past the end date and the landlord keeps taking rent, the lease becomes open-ended with one month's notice either way.
- Deposit. Capped by law at two months' rent. Paid at signing, returned at move-out after inspection.
- Standard contract. Since 2018 the Rental Housing Act gives tenants a government-standard contract with fixed rules on deposits, repairs, early termination and landlord entry. We use it, in Chinese with an English translation for your reference.
- Repairs. Structural and appliance repairs are the landlord's unless the contract says otherwise or you caused the damage.
- Address registration. You can register your ARC address at a rental. Some landlords resist because it affects their tax; we sort that out before you sign, not after.

For reference, in mid-2026 a two-bedroom flat in a newer Taichung building rents for roughly NT$20,000–30,000 a month; three bedrooms in a lift building with parking runs NT$28,000–40,000. City-centre and West District prices run higher. Ask us for current listings rather than relying on averages.
3. Before you sign
- Confirm the landlord is the registered owner (we pull the land and building register).
- Check the electricity billing method and rate in the contract.
- Photograph everything on move-in day; the inspection sheet is signed by both sides.
- Agree in writing on whether you can register your address there.
- Confirm the early-termination clause and notice period.
- Check parking, scooter space, pets, and whether the building allows short-term subletting (usually not).
4. How we work with tenants

5. For landlords: letting a Taichung home from abroad

- Tax note for non-resident owners. Rent paid to an owner who is not a Taiwan tax resident is subject to 20% withholding by the tenant or manager. Resident owners declare rental income on their annual return with a standard 43% expense deduction. We explain which applies to you before the first lease.

Frequently asked
How much deposit can a landlord ask for?
By law, no more than two months' rent. Two months is also the norm. It must be returned at the end of the lease minus documented damage beyond normal wear.
Can I rent without an ARC?
Yes. A passport is enough to sign a lease; some landlords ask for an employer letter or a local guarantor. You will need an ARC to register the address for tax, banking and some utilities.
Who pays the agent?
Market practice in Taichung is half a month's rent from the tenant and half from the landlord for a one-year lease. Our fee is quoted before we show you anything.
Can I leave early?
Only if the lease has an early-termination clause, which the standard government contract does. Notice is usually one month and the penalty is capped at one month's rent.
Are utilities included?
Rarely. Electricity, water, gas and internet are usually on top. Watch the electricity rate: landlords may charge per unit, and the standard contract caps what they can charge at the utility's summer rate.
Can I get the government rent subsidy?
The national rent subsidy is for Taiwanese households. Foreign tenants are generally not eligible, though a Taiwanese spouse may apply.
